e-mortgage-uk is regulated and authorised by the Financial Services Authority to arrange mortgages.
By reading this documents and continuing to complete our enquiry form you accept the terms fully. A printed version of these terms of business is available from our web site system or by telephone on 01235 521557. A printed terms of business document will be posted to you if you are unable to print one yourself from our web site system. A printed version of this document will be sent to you with our application package for signature when you apply for a mortgage. Enquiries to e-mortgage-uk may only be made by completing the on-line enquiry form.
What we provide.
We do not charge fees for advice
fee or information. A processing fee of 0.50% (half of one percent) is payable
only when your mortgage offer is issued. Lenders will charge you fees. All fees
are clearly shown in our base quotes and keyfacts illustrations. Processing
fees are payable by credit card, debit card or bank transfer. Valuation and if
applicable, booking fees are paid directly to the lender only by credit or debit
card. Lenders completions fees may be added to the mortgage.
Whose mortgages do we offer?
The remortgages we arrange are from
the whole of the market for clients with adverse credit.
We are not tied to a specific lender.
What will you have to pay us for this service?
Updated January 2012. We will
charge you a fixed fee of £499 which is payable only when a mortgage offer is
issued. You will also be charged a completion fee of £50 that covers any work
carried out after the mortgage is issued. This fee is paid on completion. All
fees are payable by credit or debit card or bank transfer. Key facts
illustrations and basic quotes will always show these fees.
Up-front fees
We do not charge any up front fees to work on an enquiry, source a mortgage and issue basic quotes and keyfacts illustrations.. We do charge a nominal application fee when you apply in full for your mortgage. This is £25 to cover administration costs and is collected when you complete our full application upgrade forms. The fee is payable by credit or debit card of bank transfer.
Confidentiality
We will treat all your
personal information as private and confidential (even when you are no longer a
customer) except where we are permitted by Law or where disclosure is made at
your request or with your consent in relation to arranging your mortgage. You
have the right of access under the Data protection Act 1998 to your personal
records held on our files.
Please note that to obtain an agreement in principle from a lender will require
a full credit search. This search may also reveal persons linked to your address
and a search may leave a footprint on your credit file and possibly any person
or persons linked to you or your address. For us to assess your enquiry if you
inform us you have an adverse credit history we will search the register of
county court judgments before we match your enquiry to one or more products. By
completing the enquiry form you automatically agree to this.
By submitting an enquiry to Tricon Limited you accept all the above conditions.
We do not pass your details to any other organization or business outside of the mortgage enquiry or application process for any purpose, without your prior agreement.
What to do if you have a complaint
We aim to provide you with a first class professional and confidential service. We have internal procedures for handling complaints fairly and promptly and should a complaint arise you should contact our Compliance Officer at Tricon Ltd. PO Box 8 Abingdon, Oxon. OX14 4GT or telephone 01235 206121.Thereafter should the complaint not be resolved to your satisfaction we will assist you in resolving it by referring it to the Financial Ombudsman Service scheme of which we are members.
Are we covered by the Financial Services Compensation Scheme (FSCS)?
Yes we are. In the event that you may be entitled to compensation for loss and the firm cannot meets its obligations the FSCS will provide a certain level of compensation. You may find further details about the FSCS at www.fscs.org.uk
